| We have a empty space into the compact frame established in this part of the city. This is a rarity that the project is not only to maintain but to enhance, despite of the difficulty of compliance with the program. The project's main idea is based on the empowerment of duality full/empty, as a way of emphasizing this feature that currently these special plots offer. To get this we add two bays to the existing building, which help cover the Mediatrix left. The rest of the program is built below the level 0, by creating an edge that avoids the feeling of being underground, while allowing natural lighting and ventilation. The two buildings, segregated and independent, are under the ordenances, so that the plot and the first bay of each remains unchanged. We build a courtyard house by completing all traces of the existing building, with a system of parallel walls and perpendicular to the facade that will form the corridors around the courtyard structure. The bay bottom rises like a taller item that faces the rear open space. A garden pond covering almost all of the site.
A new building, covering the party wall left and will contain the workshops, complete the set. Both programs can be developed independently, although certain elements may help to blur these boundaries, if future prospects require it. The house No. 5 will host the offices. Reception, waiting room and management room will be in the ground floor. The office of director will be associated with the meeting room with transparent elements, so you can easily understand open plan of the house original. In the upper floor, we could find the remainder located in offices and file and toilets that serve the entire building. An elevator enables access to all floors for disabled persons. House No 4 takes spaces belonging to House No 5, occupying like his own plot, the plot of the back. The ground floor of the old building, almost diaphanous, is dedicated to receipt, distribution and exhibition. We want to make flexibile this space as maximum as possible so that it can be used in various forms depending on the cultural and civic programs that may arise. From this it descends directly to the basement through a wide staircase and ascend to the first floor, where are the administration offices and the four toilets. A new staircase leads to the second floor where the library is developed, with specific toilets and a meeting room. The view from here is spectacular, opening both to the plaza above the tile roofs, and into the water garden. The basement, which occupies the third bay of the plots Nos 4 and 5, is intended to lobby the multipurpose room and living room entertainment. These halls, built in the basement, can join if necessary, because they have a system of movable partitions, so you can complete a single space of 300 m2. As mentioned above, although both are under the elevation of the street outside, his twin-aisle allows a pleasant feeling of well being, far from the basement like a closed and isolated place. Among the rooms and the lobby, there are specific toilets to this particular area. At the bottom of the plot, about his mediatrix wall left, there are room for workshops: two in the ground floor and two at first, but they can be joined by sliding movable partitions. The engine room and a step of evacuating the multipurpose rooms and playful are placed in the basement of this area. The flooded garden structure the back of this plot. This is a sheet of water, that besides helping to maintain more constant temperature of the rooms above, serves as a delight for the senses, since it is expected to grow aquatic plants and animals adapted to this type of pond. If the building retains original materials and original composition, with more special emphasis in the built than in the hollow, the new designs are more abstract and with more constructive and structural lightness, in which are more important the glass surfaces and everything is tinged with a veil of wood as a lattice that covers the entire surface. Also, the original part of the house is covered with the traditional curved roof tiles rescued from emolition, while the new roofs are plane, covered by the same material used wooden parquet, accessible from the library. |
